The Maintenance Supervisor is responsible for the overall maintenance of the correctional facility. Directs, schedules and manages personnel in the maintenance, repair and upkeep of the facility's building structures and systems, including plumbing, electrical wiring and fixtures, machinery, equipment, electronics, vehicles and grounds. Manages the Maintenance Department budget. Supervises and schedules work for inmates/residents assigned to maintenance work projects. Provides construction oversight for renovation and construction plans and cost estimates. Responsible for tracking and timely completion of all work orders. Conducts regular facility inspections and directs the correction of any problems detected. May be designated the facility Fire/Safety Officer.
The incumbent should be able to perform all of the following functions at a pace and level of performance consistent with the job performance requirements. Any additional qualifications and/or essential job functions applicable for specific facility locations or post assignments will be contained in Appendix A.
1.Supervises maintenance staff and inmates/residents in the performance of their duties and evaluates as prescribed by the facility and company policy. This includes, but is not limited to, training new employees, evaluating performance and preparing written performance appraisals, listening to complaints and effectively resolving disputes or problems, taking corrective or disciplinary action, developing work schedules, monitoring work assignments, approving leave requests, and preparing inmate/resident work assignments.
2.Establishes maintenance standards by developing, maintaining and/or following a schedule of periodic preventive maintenance for the equipment at the facility. Responsible for capital expenditure planning and establishing a predictive maintenance replacement schedule.
3.Reviews maintenance work order requests to diagnose problems and ensure correct, cost-effective and quality repairs for the operation of the facility.
4.Analyzes and resolves work problems, or assists workers in solving work problems.
5.Makes recommendations and/or decisions on matters such as employment, retention, promotion and other personnel actions.
6.Performs routine inspections of the facility for regulatory compliance, safety, maintenance, completion of work orders and related issues. Directs corrective action for problems detected.
7.Inspects for items that could be used as contraband, weapons, or implements of escape by inmates/residents. Provides for the secure storage and/or safe disposal of tools, supplies and equipment. Maintains a current tool inventory and oversees proper use of equipment.
8.Responsible for strategic planning, such as in-house work plan for maintenance and repairs and, if applicable, renovations and new construction. Prepares Maintenance Department budget, reviews utility usage and determines methods to conserve utility resources. Confers with other department heads to coordinate maintenance activities or needs of individual departments.
9.Orders and approves purchases for supplies, equipment, parts and other maintenance materials within the guidelines of the facility purchasing procedures.
10.Monitors and inspects maintenance work performed by staff, and projects accomplished by outside contractors, for compliance with building codes, blueprints, manuals and other applicable procedures or specifications and to determine that workmanship and materials are in compliance with current building standards.
11.Interprets company policies and enforces safety regulations. Monitors safety practices and the preparation and dissemination of safety and accident reports as required by policy. Takes appropriate action in cases of serious and unusual incidents and emergencies.
12.Reads, comprehends, analyzes and interprets legal and non-legal documents, such as maintenance and construction contracts, technical procedures, governmental regulations, manuals for equipment, drawings and blueprints.
13.Domestic U. S. travel may be required.
High School diploma, GED certification or equivalent is required. Seven years of experience in general construction or plant/institutional maintenance is required. Two years of supervisory experience is required. Additional qualifying education or technical training in a maintenance or construction-related field may be substituted for the required experience on a year-for-year basis up to four years. No substitution for supervisory experience. Extensive knowledge of building construction and the operation of building systems is preferred. Experience in Microsoft Office applications is required. Experience with an Enterprise Asset Management system is preferred. A valid driver's license is required.

• Coordinates daily maintenance services with facility supervisor as when performing routine maintenance.

• High school diploma or equivalent.
• One year experience in maintenance position preferred.
• Excellent written and verbal communication skills, including good grammar, punctuation and spelling.
